When a crawl space has prolonged exposure to water, it can lead to wood rot, weakening of the structural integrity and can compromise the stability of the home. Water can also attract pests and rodents due to the moist environment that it creates. These pests can even cause further damage and introduce health hazards and musty odors that will waft into the living space above. These homeowners wanted a solution to their problems and decided to call John's to get the job done. After their free estimate and inspection, our system design specialist met with the homeowner and went over some options for this space. They decided that an encapsulation was the best route. We begin by removing all the debris and old fiberglass insulation from the space. Then, we dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This helps secure a safe passage for the water to drain to the SuperSump pump at the lowest point. We also installed our SmartDrain which will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water to a drywell underneath the CleanSpace until the homeowner can fix it. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. On top of the TerraBlock we install our CleanSpace system. This is installed along the foundation walls, up to the rim joists and is sealed with our waterproof tape at the footing of the wooden posts. The white finish of the CleanSpace really brightens the space. All the vents in the space are sealed shut to prevent outside air from entering, creating a controlled environment. We installed a SaniDry dehumidifier to eliminate damp musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity all while promoting clean air throughout the entire home. Lastly, we install our foam insulation. This is sprayed along the foundation walls, up to the rim joists. Foam fills every crack and void, ensuring a full air tight seal. These homeowners can be sure their home will be protected for years to come.
