Water Causing Musty Smells in Salem, OR

This homeowner was concerned about humidity and a musty smell in their home and wanted to find a solution to this problem. They reached to John's and scheduled their free inspection. One of our knowledgeable system design specialist performed a thorough examination of the crawl space and then met with the homeowner to go over the best options to solve this issue permanently. When hearing how a full encapsulation offers improved air quality, reduced energy bills, and protection from water, pests and mold- they went ahead with the estimate and we began the project. First, we made sure to remove all of the debris, along with the fiberglass insulation, and damaged vapor barrier. Mold was found in some areas, so we use our Mold-X2 which our highly effective cleaner for contaminated surfaces. Mold stains are removed in 20 seconds. Next, we dig a trench around the interior perimeter of the crawl space to install a 3 inch perforated pipe into a silt sock. This creates a safe passage for water to collect at the lowest point. Then, at this point we install our SuperSump Plus. This will gather all of the water and pump it outside and away from the homes foundation via discharge line. We make sure to cover and seal all of the vents to prevent outside air from entering. On the dirt floor of the crawl space, we install our TerraBlock system which will create an insulated barrier between the home and the earth. This will also block out moisture from making its way up through the floor of the crawl space. On top of the TerraBlock, we install our CleanSpace system. It is also anchored into the foundation walls up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. To keep the environment controlled, we then install our SaniDry Sedona Dehumidifier that will eliminate the damp and must odors by drying and filtering the air-as well as keep the home at a healthy relative humidity. Lastly we install our foam insulation onto the foundation walls, up to the rim joists. This type of insulation differs from traditional fiberglass because it is sprayed in layers and than it expands, filling every crack and void, ultimately providing a complete airtight seal. This full encapsulation will protect the home and create a dry, healthy and stable environment for years to come.
