Pipe, Pump, and Plastic in Dayton, OR

Mud and standing water entered freely. Water stains discolored the wooden posts. It was only a matter of time before these issues became much more costly issues. But the foul odor wafting through the home prompted the homeowners to call John's. A meeting with our team was just what the homeowners needed. We went over all of their options, and a plan was put in place based on the homeowners' urgency to solve the problem, as well as what would work best with them and their budget. 

The first thing our crew did when they went under was remove all rodent droppings, old vapor barrier, insulation, and debris. Because of the water intrusion, the next step was to dig a trench along the entire interior of the crawl space and insert a Perf Pipe that would catch all groundwater. The Perf Pipe is wrapped in a silt sock, which prevents dirt from getting into the system over time. Once the pipe was set in place, all of the collected water needed a place to go: the SuperSump Plus. This system was installed at the lowest point of the crawl space to ensure the least amount of water flow resistance. The SuperSump Plus takes the water brought in from the Perf Pipe and pumps it out away from the home through a discharge line. A LawnScape Outlet, a yard grate, was attached to the end of the discharge line to allow the water to safely exit the crawl space and return to the ground, but this time, safely away from the home's foundation. With the crawl space now updated, the homeowners no longer have to worry about standing water damaging the area down below or funky smells drifting upstairs. Additionally, this new system prepares the crawlspace should they decide to invest in a full encapsulation in the future!
