A Blanket of Crawl Space Mold - Lake Oswego, OR

This Lake Oswego crawl space was coated in mold and drenched with standing water. It was a hazardous zone, sending unhealthy air up into the home. The homeowners reached out to John's Waterproofing for an inspection and to help them decide how to protect their home and family without putting a dent in their wallet. After one of our Design Specialists took a look down under, they discussed with the family and made a plan that implemented to address the major issues at hand. Shortly after, the project went underway.

Our Waterproofing Experts removed all debris from the crawl space: the raggedy, moldy vapor barrier, and standing water. Then our crew performed Soda Blasting, sending high-pressure baking soda, to neutralize and eliminate mold growth. Once the mold was taken care of and the dirt floor was unveiled, a trench was dug along the interior perimeter of the space, and a Perf Pipe was inserted. This drainage system sends collected groundwater to the sump pump and is wrapped in a silt sock to ensure no debris can enter and clog the pipe. This led to the installation of a SuperSump Plus, a sump pump system that pumps water out from the crawl space with a discharge line attachment. The water intrusion had finally been taken care of, so lastly, a fresh 6-mil vapor barrier was attached to the floor to trap moisture from rising through the dirt. The homeowners felt relief knowing the mold and standing water had been addressed, giving their crawl space a cleaner and safer environment beneath the home, and protecting the family above.
