This homeowner reached out to John's Waterproofing due to strong odors coming from the crawl space as well as rodents and pests intrusion. They scheduled their free visit and we went out to thoroughly inspect the crawl space and address all of the problems. We then met with the homeowner to go over all of the findings and discuss the best way to properly address the issues found. After going over options and creating a plan, they decided an encapsulation was the best way to permanently solve the issues. Encapsulation offers improved air quality in the home, prevention of mold and mildew and deters both pests and rodents.
We begin this project by removing all of the debris, fiberglass insulation and old vapor barrier. We dig a trench around the interior perimeter of the space in which we place a 3 inch perforated pipe into a silt sock to create a secure passage for all the water to drain to the lowest point. Then, at this low point we installed our SuperSump Plus which collects all of this water and pumps it outside of the home via gravity. We make sure to cover and seal the vents to prevent outside elements and pests from entering. Then we install our TerraBlock system on the dirt floor of the crawl space, creating an insulated barrier between the home and the earth. Over top of this entire system, we place our 20 mil vapor barrier, CleanSpace, which is anchored into the foundation walls and placed below each wooden post to protect the wood from moisture. We seal this down with our heavy duty CleanSpace tape. To keep the environment controlled we install our SaniDry Sedona that will effectively eliminate damp and musty odors in the home by drying and filtering the air and will keep the home at a healthy relative humidity. Finally this project is completed by installing our foam insulation. This foam is sprayed onto the foundation walls, up to the rim joists and expands, filling every crack and void to ensure the ultimate airtight seal. Now that this crawl space is fully encapsulated, it is protected for years to come and these homeowners can have peace of mind knowing that their crawl space is now dry, healthy and stable.
