Crawl Space Repair Photo Album: Waterproofing An Industrial Crawlspace - Lake Oswego, OR
These business owners contacted John's when they noticed that they had standing water in the large crawlspace below their business. Our Design Specialist arrived, and performed a thorough inspection. He confirmed that there was a large amount of standing water in the crawlspace, and that the ground had a dramatic downward slope. He explained to the business owners that their crawlspace would need to be waterproofed to prevent any further water intrusion. Additionally, at the bottom of the downward slope of the ground, we would need to dig out a narrow portion of dirt, and replace it with rock, and then pour concrete on top of the rock. The placement of rock, and pouring of concrete, would help prevent the ground from sliding downhill. The owners were pleased with these long-term solutions, and quickly scheduled our Waterproofing crew to begin the work. To start the job, our crew first removed all debris inside the large crawlspace. Next, we dug out the narrow portion of dirt at the bottom of the sloped ground, and refilled it with rock. After building concrete forms and laying rebar, we poured concrete into the forms, on top of the rock. With the support aspect of the job now complete, we moved on to waterproofing the crawlspace.
First, we laid down our 3" Perforated Pipe, along the full interior perimeter of the space. The piping will collect all water, and route it to a SuperSump pump, and a UltraSump pump battery back up. These system will ensure that all water is pumped out of the crawlspace, away from the building via the discharge line. On top of the piping, we laid down TerraBlock, a durable foam matt, which will help insulate the space, and prevent mold growth. Directly on top of the TerraBlock, we placed our 20 Mil CleanSpace Vapor Barrier, which is very durable and interlaced with carbon fibers to prevent rodents from chewing into it. It will prevent groundwater seepage, and is an essential component in a professionally waterproofed crawlspace. To further protect this space, we also placed our CleanSpace Vapor Barrier directly onto the foundation walls, to prevent moisture seepage from entering. Permanently resting on top of the CleanSpace Vapor Barrier, is our SaniDry Dehumidifier, which will maintain the relative humidity of the space below the threshold where mold is capable of growing. This will provide a safe and healthy air environment in the crawlspace. To ensure adequate power would always be provided to the sump pumps and the dehumidifier, our Electrical Division came out and installed dedicated electrical outlets to operate the machines. These business owners are very pleased, knowing that their waterproofing system was installed by the leading experts in crawlspace protection, and they can trust that John's will return regularly to verify that the system is functioning properly.
