This home's crawl space was being used as extra storage and these homeowners were stressed out after finding rodents had not only chewed through a lot of their belongings, but also through the vapor barrier and had droppings all over. Along with the rodent problem, they also found water intrusion and a musty odor. They wanted to get rid of all of these problems so they called John's to find them a permanent solution. We went out and performed a thorough inspection, then met with the homeowners to go over the findings and find the best options that work for them and will address all of the issues in this crawl space. After hearing all of the benefits a full encapsulation offers, the homeowners went ahead and moved forward with the estimate and we began the project.
First, we remove all of the debris and belongings from the crawl space, as well as the old vapor barrier and fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space in which we place a 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to the lowest point. Then, at this low point we install our SuperSump Plus, this will collect all of the water and pump it outside of the home away from the foundation through a discharge line. Afterwards, we cover all of the vents and seal them shut to prevent outside air from entering. We install our TerraBlock system onto the dirt floor of the entire crawl space to provide an insulated barrier between the home and the earth. This will help in blocking any moisture that tries to make its way up through the crawl space floor. Directly over the entire TerraBlock system, we install our 20 Mil thick-liner, CleanSpace. This is also installed between the footing and the wooden posts and anchored into the foundation walls up to the rim joists. This is sealed with our CleanSpace tape. To then keep the environment controlled, we install our SaniDry Sedona. This effective dehumidifier will eliminate all the damp and musty odors by drying and filtering the air and keep the home at a healthy relative humidity. To finish, we install our spray foam insulation directly onto the foundation walls. This foam expands and fills every crack and void ultimately providing a complete airtight seal with no air leaks which means lower energy bills. These homeowners can now be sure that their crawl space is protected from rodents, water, mold and humidity thanks to this full crawl space encapsulation.
