Crawl Space Repair Photo Album: Nasty Crawl Space Upgrade - Eugene, OR
Due to the neglected state of this crawl space, there were many issues in this home. Problems like water intrusion, rodent activity and high levels of humidity just to name a few. These homeowners decided it was finally time to bring this crawl space back to life. They reached out to us and scheduled their free visit. We sent out one of our knowledgeable system design specialists to thoroughly inspect the crawl space. After, he met with the homeowners to create the game plan. They went over the best options and moved forward with the estimate. They were eager to start and finally have a dry, healthy and stable home.
First, we remove all of the debris, including the old vapor barrier and damaged fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock to direct water to the lowest point. At this low point we install our SuperSump plus, which will collect all of the water that enters and pump it outside, away from the homes foundation. We also install our SmartDrain system, which will alert the homeowner of a possible plumbing leak with an audible alarm. Then, we install our TerraBlock onto the entire floor of the crawl space. This acts as an insulated barrier between the home and the earth and will block moisture from making its way up into the crawl space. We make sure to cover all of the vents and seal them shut to prevent outside air from entering. We use a bottle jack to lift each wooden post and install our CleanSpace system between the footing and post. This 20 mil thick liner contains a woven fiber through it to deter rodents from chewing through the material. It is anchored into the foundation walls, up to the rim joists and placed directly on top of all of the TerraBlock. It is completely sealed with our waterproof, heavy duty tape. To keep the environment controlled, we install our SaniDry Sedona dehumidifier which will eliminate damp and musty odors by drying and filtering the air. It will also keep the space at a healthy relative humidity which in turn will provide an overall improved indoor air quality. Finally, to finish this project, we install our spray foam insulation. We spray this onto the foundation walls, up to the rim joists. Since its foam, it expands and fills every crack and void guaranteeing a total airtight seal. Now that this crawl space is fully encapsulated, these homeowners no longer have to worry about water, rodents or humidity causing issues in their home.
