Crawl Space Repair Photo Album: High Humidity in the Crawl Space - Depoe Bay, OR

These homeowners were concerned about the high humidity throughout their home especially during the rainy season, so, they reached out to John's to help them find a solution. High humidity means there is likely water present. Humidity attracts pests and rodents, damages wooden posts and leaves damp and musty odors throughout the entire home. We went out and thoroughly inspected this crawl space and after we were done we met with the homeowners to go over some options and create a plan that will permanently solve these problems. After going over the benefits of a full encapsulation, the homeowners wanted to move forward with the estimate. First we remove all of the debris, fiberglass insulation and vapor barrier, Next, we dig a trench around the interior perimeter of the crawl space in which we install a 3 inch perforated pipe into a silk sock- this secures a passage for water to drain to the lowest point. Then at this low point we install our TripleSafe system, which will collect the water that enters and pump it outside of the home away from the foundation through a discharge line. We make sure all of the vents in this crawlspace are covered and sealed shut to prevent any outside air from entering. To block any moisture from making its way up through the dirt floor of the crawl space we install our Terra block system which acts as an insulated barrier between the home and the earth. Over top of the TerraBlock, and in between the wooden post and we install 20 mil thick barrier, CleanSpace. This is then sealed at the footing of the wooden posts with our heavy duty tape that is waterproof. The CleanSpace liner is also anchored into the foundation walls up to the rim joists. To address the humidity in this crawl space we install our SaniDry Sedona which is our effective dehumidifier that will keep the environment at a healthy relative humidity while eliminating damp and musty odors by drying and filtering the air. Finally to finish this full encapsulation we install our foam insulation. This was sprayed directly onto the foundation walls up to the rim joists, filling every crack ensuring a complete airtight seal. Now that this is complete these homeowners can have peace of mind knowing that they won't have problems with water or humidity anymore.
