Crawl Space Repair Photo Album: Water Entering Crawl Space and Causing Issues in Salem, OR
This crawl space was causing a lot of issues for this home. Problems like rodent activity, water entering with no where to go, humidity, and musty smells just to name a few. The water intrusion creates a humid environment that fosters the perfect home for mold and mildew to thrive as well as rodents to keep nesting and leaving droppings everywhere. This high humidity also causes damage to the fiberglass insulation, filling it with moisture and causing it to begin to sag and fall from the sub-floor. Seeing the state of this crawl space these homeowners knew that they needed to find a solution that offers permanent results. They decided to call John's for a free visit. We went out and performed a thorough inspection of this crawl space. We then met with the homeowners to work with them in creating a plan that will address all of these issues and create a dry, healthy and stable home that will be protected for years to come. We went over the benefits of a full encapsulation and the homeowners wanted to move forward with the project.
We began by removing all of the debris, old fiberglass insulation and damaged vapor barrier. We found some spots with mold during the inspection so we then treated it with our Mold-X2, which removes mold stains in 20 seconds. Next, we dig a trench around the interior perimeter of the crawl space, and in it we install a 3 inch perforated pipe into a silt sock. This will create a secure passage for the water to drain to the lowest point. At this low point we install our SuperSump Plus, that will collect all of the water that enters and pump it outside of the home, away from the foundation through a discharge line. We than seal all of the vents in the crawl space to prevent outside air from entering. Next, we install our TerraBlock onto the dirt floor of the crawl space to create an insulated barrier between the home and the earth. Over top of the TerraBlock and in between the footing and the wooden posts we install our 20 mil thick barrier, CleanSpace. This is sealed with our heavy duty waterproof tape. We also anchor this product into the foundation walls, up to the rim joists. To then keep the environment controlled, we install our SaniDry Sedona, which is our effective dehumidifier that will eliminate damp and musty odors by drying and filtering the air while keeping the home at a healthy relative humidity. This homeowner was concerned about air quality, so the crew installed an Aspen, which is the highest performing air filtration system in the world with a three stage custom designed filter to remove large particles like dust and pollen, gasses and odors and even particles like smoke and viruses. Lastly, to finish we spray our foam insulation onto the foundation walls up to the rim joists, making sure to fill every crack to ensure an airtight seal. Now that this full encapsulation is finished, these homeowners can have peace of mind that these issues will not be a problem again.
