Crawl Space Repair Photo Album: Addressing Problems in a Crawl Space in Canby, OR
These homeowners contacted us for a free visit after noticing part of their floor was bouncing and their energy bill was higher than usual. We went out and thoroughly inspected the crawl space, then met with them to create a plan that will address all of the issues. After going over options and the estimate, the homeowners moved forward with the project. First, we begin by removing all of the debris in the crawl space, including the old vapor barrier and fallen fiberglass insulation. Next, since there was not much water found during the inspection, we install our SmartDrain system which will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the leak to a drywell underneath the CleanSpace until it can be addressed. We then install our TerraBlock system onto the dirt floor, creating an insulated barrier between the home and the earth that will block out any moisture that tries to make its way up. A few of the wooden posts were no longer offering proper support so we replaced them with our SmartJack system. These are our supplemental steel piers designed to stop settling and raise the floor back up. We make sure to cover all of the vents and seal them shut to prevent outside air from entering. Then, we anchor our 20 mil thick liner, CleanSpace, into the foundation walls, up to the rim joists, between the footing and the wooden posts and over top the entire TerraBlock system, sealing it at the footing of the wooden posts with our CleanSpace tape. To keep the environment controlled, we install our dehumidifier, a SaniDry Sedona. This will eliminate damp and musty odors by drying and filtering the air and will keep the home at a healthy relative humidity. Lastly, we finish this project by installing our spray foam insulation onto the foundation walls, up to the rim joists, making sure to fill every crack and void. Since it expands, there is no worry of possible air leaks. This form of insulation guarantees an airtight seal. These homeowners can now be sure that their crawl space is now safe and protected for years to come.
