Crawl Space Repair Photo Album: Dead Rodents Found in Crawl Space- Mount Angel, OR
These homeowners were having issues with rodents and a strong unpleasant smell coming from their crawl space so they contacted John's for a free visit. We went out and performed a thorough inspection and found many issues including dead rodents, signs of water intrusion and a overall nasty, neglected crawl space that had not gotten any attention for years. Over these years the water that was entering began creating the perfect humid environment for mold, mildew and rodents to thrive in. We met with the homeowners to discuss the findings and create a plan that will permanently address all of these issues and keep the home dry, healthy, and stable for years to come. They were ready to transform their crawl space and scheduled their project.
We began by removing all of the debris, old vapor barrier and fiberglass insulation. Next, we found some mold spots and addressed it with out highly effective cleaner Mold-X2 that is made for contaminated surfaces such as wood and the stains are removed in 20 seconds. These homeowners also wanted exterior access into the crawl space so we install our Turtl, which is a lockable exterior access hatch that provides a clean and convenient entryway. Then, we dig a trench around the interior perimeter of the crawl space and place a 3 inch perforated pipe into a silt sock, creating a secured passage for water to drain to the lowest point. At this low point we then install our SuperSump plus that will collect all of the water that enters and pump it outside of the home, away from the foundation via a discharge line. We make sure all of the vents are then covered and sealed shut to prevent outside air from entering. Next, we install our TerraBlock. This is a 3/4 inch foam insulation designed to be installed on dirt floors and includes a vapor barrier that will keep moisture from making its way up, offering seamless protection. Over top of the entire TerraBlock system, we install our heavy 20 mil thick liner, CleanSpace. This is also anchored into the foundation walls up to the rim joists and placed between all of the wooden posts and footings and it is sealed with our CleanSpace tape. To then keep the environment controlled, we install our SaniDry Sedona Dehumidifier that will effectively eliminate damp and musty odors by drying and filtering the air, all while keeping the home at a healthy relative humidity. Finally to finish we install our foam insulation onto the foundation walls up to the rim joists. This type of insulation ensures a complete airtight seal since the foam can be sprayed into every crack and void. Now that this crawl space is fully encapsulated these homeowner no longer have to worry about issues with odors and rodents in their home.
