Crawl Space Repair Photo Album: Full Crawl Space Encapsulation - Damascus, OR
When a crawl space is dirty, and has evidence of rodent and water intrusion, the best way to protect the home is to encapsulate the crawl space. This means sealing the space entirely, so that no air, water, moisture, or rodents can enter. When a wet and dirty crawl space is left to rot, it dramatically affects the air quality inside of the home. This is because 40% of inside air, comes from the space beneath your feet. Encapsulated crawl spaces ensure a safe air quality inside of your home, and they also protect the structural integrity, by not allowing the soil in the crawl space to soften and erode from the presence of moisture.
The first step in an encapsulation, is removing all of the old debris. After the space is clean, our crew installs a full interior perimeter drain system with a sump pump. For this home we installed a TripleSafe Sump Pump, to pump all water safely away from the home via a discharge line. The TripleSafe Pump provides exceptional water expulsion, as it is a 3-pump-in-1 machine, where each pump is activated based on water volume. The TripleSafe never loses its ability to remove water, as the final pump is battery operated, so that even in the even of a power outage, it will still function. Following this we seal the vents shut and ley down TerraBlock insulation onto the ground, followed by our 20 Mil CleanSpace Vapor Barrier, which is interlaced with carbon fibers to prevent rodents from chewing on it. CleanSpace is also installed onto the walls, and is secured underneath each crawl space pier to provide maximum coverage with no gaps. To maintain the relative humidity of the space at a safe level, we installed a SaniDry Dehumidifier. To provide 24/7 electricity to both the TripleSafe and the SaniDry, our Electrical Division arrived and installed a dedicated circuit for the operation of each machine. The final step in an encapsulation, is installing Spray Foam Insulation onto the foundation walls. This type of insulation is the only kind that qualifies as an air, vapor, moisture, and thermal barrier. It is sprayed on by experts with careful precision, until every crevice and void is filled, creating a 100% air-tight seal within the crawl space. By choosing the Waterproofing Experts here at John's to encapsulate their crawl space, the owners of this home have made the best decision possible to protect the health of their family, as well as the long-term investment and stability of their home. We are grateful every time that a homeowner rightfully entrusts us to protect the health and longevity of their home!
