Crawl Space Repair Photo Album: Wet Crawl Space Needing a Solution in Beaverton, OR
These homeowners were wanting to upgrade their crawl space after seeing the condition it was in, especially after the rainy season. Knowing that a wet crawl space could cause more issues, they contacted us to find them a permanent solution. We went out and performed a thorough inspection of the crawl space and found many signs of active water, damaged posts and rodents. After finishing the inspection, we go meet with the homeowner and create a game plan that will permanently address these issues. The homeowners then moved forward with the estimate and we began the project.
First, we remove all of the debris, old vapor barrier and fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space in which we install a 3 inch perforated pipe into a silt sock, creating a secure passage to the lowest point. At this low point we install our SuperSump Plus. This system collects all of the water that enter and pumps it outside via discharge line. Since two of the wooden posts had water damage we replaced them with our SmartJacks, which are high-capacity adjustable supplemental steel piers designed to stop settling. Then, we make sure to cover all of the vents to prevent outside air from entering. Our TerraBlock is next. This is placed onto the dirt floor of the crawl space and acts as an insulated barrier between the home and the earth, keeping moisture from makings its way up. We install our CleanSpace barrier over top of the TerraBlock and seal it with our heavy duty waterproof tape at the footing of the wooden posts. This 20 mil thick liner is also anchored into the foundation walls up to the rim joists. To keep the environment controlled we install our SaniDry XP to keep the space at a healthy relative humidity. Lastly, we complete this project by installing our SilverGlo wall insulation. Now that this crawl space is dry, healthy and stable these homeowner no longer have to worry about any issues for years to come.
