The owners of this property built an Accessory Dwelling Unit (ADU) to house their loved ones. Many years after its construction, they noticed that the crawl space was wet, causing a musty odor to come into the ADU. They had also noticed that the interior floors were sloped in some areas, and some doors were hard to close. The family had heard about crawl space Encapsulation, so they called on us for help! Our Design Specialist arrived and performed a thorough inspection. During his inspection, he found a very dirty, wet, and unhealthy crawl space, which had created an unsafe air environment both in the crawl space, as well as the home. This is because 40% of the air inside of your home, comes from your crawl space. Because the space had suffered from unchecked water intrusion for many years, there were several footings and posts that had shifted out of place and were no longer adequately supporting the subfloor, which had created the sloped interior floors and sticky doors. Another prominent issue that our Design Specialist found, was that the subfloor was also being supported in many areas by large, jagged boulders, rather than proper footings and posts. In addition to the failed and makeshift piers, there was also a wooden support beam that had rotted and drooped - greatly threatening the stability of the structure of the home. Our Design Specialist wrote up a customized proposal, and presented his findings to the homeowners. The homeowners were delighted by these solutions, and happy to see that they had called the right company to help them. They signed their Job Proposal, and we scheduled their repairs to begin soon after.
When our crew of Waterproofing and Structural Experts arrived at the ADU, they were excited to get to work on helping another family return their home to a stable, dry, and healthy condition. First, our crew removed all of the old and nasty debris from the crawl space, leaving a nice clean space to work. Next, they removed the old wooden support beam, and replaced it with a new Steel Support Beam - improving the structural integrity to the subfloor immediately. Next, our crew removed and replaced the failed and makeshift piers and footings with 10 Steel SmartJack Piers. SmartJacks are "jacked-up", until the subfloor is returned to its correct and level height. They will remain in place permanently to support the home, and are highly adjustable in the future if need be. They offer far more superior structural support, than traditional wooden subfloor piers. Next, they laid down TerraBlock Insulation onto the dirt floor of the space, followed by our 20 Mil CleanSpace Vapor Barrier. TerraBlock is thick and durable, and offers excellent ground insulation, while CleanSpace is bright and white vapor barrier, and transforms crawlspaces into dry, healthy spaces that can be walked on and used for storage. CleanSpace is interlaced with carbon fibers, and is warrantied for 25 years against rips and tears. Incase of an unexpected plumbing leak, or any other type of water intrusion, our crew installed a SmartDrain at the lowest point inside of the space, to alert homeowners immediately if water is detected. In the event that water enters the SmartDrain, a loud alarm will sound off, notifying the family to water in the crawl space before catastrophic damage can occur. To control the relative humidity inside of the space, as well as inside of the home, our crew installed a SaniDry Sedona Dehumidifier, to dry, filter, and remove moisture and allergens from the air. The Dehumidifier operates 24/7, fully-automatically, to give the homeowners peace of mind, and assurance that the air they are breathing is clean. This crawlspace had 4 original vents, so our crew covered each one with a rigid plastic Vent Cover, to prevent rodents and debris from entering the space. The final step in a Full Crawlspace Encapsulation, is installing Spray Foam Insulation onto the foundation walls. Spray Foam is sprayed on by experts, with meticulous precision, until every crevice and void is filled - leaving a 100% air-tight seal. The crawl space beneath this ADU is now fully encapsulated, which will allow this family to once again thrive in their home, knowing that the air they are breathing is safe and healthy. Our crew of Waterproofing and Structural Experts have successfully returned this ADU to a stable, dry, and healthy home for many years to come!
