Crawl Space Repair Photo Album: Encapsulation of Crawl Space to Stop Rodent Intrusion - Snohomish, WA
The owner of this home was frustrated with mice entering his crawl space. He found large amounts of rodent droppings beneath his home. He called on John's, seeking out a full encapsulation to seal his crawl space entirely to deter rodent intrusion, and to increase the quality of air inside of his home. After visiting with our Design Specialist, he signed off on the job, and we got him on our schedule. A full crawl space Encapsulation involves many steps, each completed with high attention to detail. First to prevent water damage in the space, we installed a TripleSafe Sump Pump, connected to an underground discharge line, that ends far away from the home. All water intrusion that enters the space will be pumped away from the home. At the end of the underground discharge line, we attached a LawnScape Outlet, to disperse the water safely away from the home. We than insulate the dirt floor with TerraBlock foam padding, and then place our 20 Mil CleanSpace Vapor Barrier on top, to prevent moisture from seeping into the space. CleanSpace is also attached onto the walls, preventing water intrusion from entering the space through the foundation walls. CleanSpace is interlaced with carbon fibers, providing durability that comes with a 25 year warranty against rips and tears. It is bright and white, and allows crawl spaces to be used as dry storage areas. We also installed a SaniDry Dehumidifier inside of the space, to control the relative humidity and prevent mold growth. The Dehumidifier will remove all moisture and allergens from the air, greatly improving the health of the air both beneath, and inside of the home. To prevent rodents and debris from entering the space, we covered all 8 of the original vents with rigid plastic, and installed an EverLast Access Door into the entrance of the space. Our EverLast Doors are made of high-quality, weather-resistant plastic that will never rot or discolor, and are highly efficient at preventing rodent intrusion. To complete the Encapsulation, the final step was ensuring a 100% air-tight seal inside of the space. To do this, we needed to insulate the foundation walls with Spray Foam, which is sprayed on to fill every crevice. This homeowners crawl space is now built to deter critters from entering his home through his crawl space, as it is now completely sealed, protected, and waterproofed with the highest quality encapsulation components on the market. The waterproofing experts here at John's have successfully transformed another dirty crawl space into a clean, dry, and healthy space that will offer peace of mind and supportive health benefits for years to come!
