The owner of this manufactured home contacted John's in need of a crawl space inspection. Our receptionist informed her that our crawl space inspections are free of charge, and we scheduled to have a design specialist sent out. When he arrived at her home, he inspected her crawl space. During his inspection, he found hanging insulation, as well as rodent feces. As 40% of the air inside of homes comes from the crawl space, it was in need of a tune-up to protect the health of the family living inside. Equipped with many years of waterproofing experience, our Design Specialist wrote up a detailed proposal, and presented it to the homeowner. He explained to the homeowner, that the best way to waterproof a crawl space, and protect the health of her loved ones, was to fully Encapsulate the space. Encapsulation seals the space entirely to prevent future water and rodent damage, and would also include the installation of drainage components to expel water intrusion. She was thrilled with this recommended solution, but with her budget in mind, she opted to have the Encapsulation installed without water drainage capability. As the evidence of water intrusion in the space was slight, and the home was built on a low water table, our Design Specialist agreed that not installing the drainage components would be okay in this very specific case. However, in order to protect the Encapsulation components, he suggested installing a SmartDrain at the lowest point inside the space, which would immediately sound off a loud alarm if water was ever detected. The homeowner agreed to the installation of this suggested crawl space management tool, and we scheduled her project!
Our crew arrived ready and eager to help another family live in a healthy home. First, they cleaned out all of the old crawl space debris, leaving a nice clean slate to install the system. Next, they laid down TerraBlock Insulation to cover the entire dirt floor of the space, followed by our 20 Mil CleanSpace Vapor Barrier, to prevent moisture from seeping in. CleanSpace is bright and white, and highly durable, transforming crawl spaces into welcoming areas that can be used as dry storage. At the lowest point inside of the space, they installed the SmartDrain, which is fully battery-operated - ensuring functionality even in the event of a power outage. To maintain a safe air quality both beneath and inside of the home, our crew also installed a SaniDry Sedona Dehumidifier inside of the crawl space. This machine runs fully automatically, to filter and remove moisture, allergens, and toxins from the air. It also promises a safe relative humidity at all times, making growth of mold impossible. To prevent debris and rodents from being able to enter the space, they also covered each original vent with a rigid plastic cover that will never rot or discolor - permanently preventing unwanted crawl space intrusion. The final step in an Encapsulation is installing Spray Foam insulation onto the foundation walls inside of the space. For this, our Spray Foam Specialist came to the home, and meticulously sprayed the insulation onto the foundation walls, filling every crevice and void, until an air-tight seal was achieved inside of the space. The crawl space of this home is now encapsulated, and protected from the devastating affects of water and rodent damage.
