This homeowner called on John's seeking a crawl space inspection, as she had noticed mold growth and evidence of rodents inside of the space. We promptly got her on our schedule with a Design Specialist. After he inspected the crawl space, he approached the homeowner with his findings and solutions. He verified her concerns with the mold growth and rodent intrusion, and explained that without proper mediation, these issues would only worsen. To protect her crawl space from further damage, as well as to create a safe air quality, he recommended a full encapsulation. He explained to her that this would mean sealing the entire space with high-quality materials. Doing this, would deter rodents, and that mold growth would be impossible. He informed her, that leaving the space alone to fester, would create an unsafe air environment inside of her home, as 40% of the air your breathe inside of your home comes from your crawl space. She signed her proposal, and we scheduled the work.
Our crew arrived, cleared the crawl space, spot treated for mold and covered the dirt floor with TerraBlock padding, to insulate the space, and provide a sturdy walkable surface. Directly on top of the TerraBlock, as well as up onto the walls, they installed our 20 Mil CleanSpace vapor barrier. CleanSpace is highly durable, comes with a 25 year warranty against rips and tears, and its bright white appearance transforms crawl spaces into welcoming, dry areas that can be safely used as storage. This particular crawl space had no evidence of water intrusion, so the homeowner opted to have the encapsulation installed without drainage components. However, to provide peace of mind in the event of an unexpected plumbing leak, she agreed to the recommended installation of a SmartDrain, which will sound off an alarm if water is ever detected. To maintain a level of humidity prohibitive to mold growth, and to filter the air, our crew installed a SaniDry Sedona Dehumidifier inside of the space, that will protect the health of everyone inside of the home. To provide further insulation, our crew installed Spray Foam insulation onto the foundation walls. To properly seal the access point into the crawl space, our crew removed and replaced the original wooden door with a custom-cut EverLast Access Door. Our EverLast Doors are made of rigid plastic, that will never rot or discolor, and they leave no gaps along the edges when shut, preventing unwanted crawl space intrusion. This homeowner can now enjoy a clean, dry, and healthy space beneath her home, knowing that the area is sealed, and the air quality is safe.
