Crawl Space Repair Photo Album: Structural Reinforcement of Subfloor - Mountlake Terrace, WA
This family had noticed sagging floors inside of their home, which prompted them to call on their leading local crawl space repair specialists at John's! We sent out one of our Design Specialists to assess the situation, and provide them with effective solutions. While inspecting the crawl space, our Specialist found that one of the joists inside of the space was cracked, sagging, and no longer offering adequate support to the subfloor. Additionally, he found the subfloor was drooping in many other areas, due to a lack of support piers throughout the space. This family appreciated our Specialists knowledge and expertise, and rightfully entrusted John's to repair the subfloor of their home. We got them on our schedule, and began this highly important work.
Our crew began by removing all of the dirty debris inside of the space, leaving a nice clean work area. To return all of the interior floors back to level, and to strengthen the subfloor, we implemented a strategy known as "sistering". For this, we firmly attached a secondary wooden joist to the existing one. By doing this, the original joist now boasts a much higher weight-bearing capability, as well as increased durability and longevity. As a failing joist can cause catastrophic structural damage, it is imperative that these subfloor components are swiftly and professionally repaired. The next step in strengthening the subfloor, was the installation of Steel SmartJack Piers throughout the space, in each area where drooping was present. SmartJacks are made of heavy-duty steel and are "jacked up" until the overhead floor is once again level. These steel piers offer far superior structural support compared to traditional wooden piers. They will remain in place to support the subfloor, and are highly adjustable in the future if need be. Our final step in this job, was laying down a Vapor Barrier, covering the entire dirt floor inside of the crawl space. This component will prevent ground water from seeping up. Keeping moisture out of the crawl space, will help protect all structural components beneath the home, as well as the health of the family above, by limiting the ability for mold to penetrate the space. This family is grateful to have level floors throughout their home, and peace of mind knowing that the structural integrity of their home has been restored.
