The owner of this home called on John's, after he heard that we are the leading local experts in crawl space waterproofing and encapsulation. He informed us that for many years, the floors inside of his home were often cold, and the air was musty. He suspected that this was because his crawl space was in need of professional repair. We scheduled a Design Specialist to go out to his home to perform a free inspection! After thoroughly inspecting the crawl space, he found that the subfloor insulation was old, moldy, and not effectively functioning. Due to the damp environment inside of the space, a musty odor was present alongside a feeling of "heaviness". Our Specialist explained to the homeowner that he was right to call us, the crawl space was in need of professional waterproofing to protect not only the structural components beneath the home, but also the health of his loved ones. The homeowner was eager to take the necessary steps to protect his home and family, so when our Specialist recommenced the Gold Standard in crawl space waterproofing - an encapsulation - he agreed and the work was scheduled. When our crew of waterproofing experts arrived at his home, they got right to it! They began by removing all of the old nasty debris from the space, including all of the moldy subfloor insulation. Due to the high concentration of mold, our crew wore respirator masks to avoid breathing in the dangerous air particles. We than used soda blasting to rid the space of mold. After the space was clean and bare, our crew installed a full drain system and sump pump to address groundwater by sending it away from the home with a discharge line. Following this, they laid down 2 layers of ground coverings to cover the entire dirt floor. The first layer, TerraBlock, provides incredible ground insulation, while also creating a sturdy surface. On top of the TerraBlock, as well as up onto the foundation walls, we laid down our 20 Mil CleanSpace vapor barrier, to prevent moisture from seeping in through the ground and walls. CleanSpace is a bright white material that transforms dirty, wet crawl spaces, into clean, welcoming areas that can be safely used as dry storage. This waterproofing component is interlaced with carbon fibers, making it incredibly durable, and greatly increasing the useable square footage of homes. To ensure healthy air quality at all times, our crew installed a heavy-duty dehumidifier inside of the space. The installation of this professional-grade dehumidifier is of the upmost importance, as it will provide a safe breathing environment both beneath of and inside of the home that is conducive to the health of the family inside. To enable this machine to run efficiently, we attached a Condensation Pump to the dehumidifier, to expel all collected moisture from the air, away from the home via an underground discharge line. To seal the exterior of the space, our crew covered all vents. Lastly, we installed Spray Foam insulation onto the foundation walls creating an air-tight seal. With proper yearly maintenance, encapsulated crawl spaces will last the life of the home, and save the homeowners on their heating and cooling costs.
