Crawl Space Repair Photo Album: Addressing Issues in this Tight Crawl Space- Portland, OR
This crawl space was very neglected and in need of a lot of attention. These homeowners reached out to John's in hopes of creating a space that not only feels healthy and stable but also benefits them. We went out for a free visit and inspected their crawl space. We found there was no proper vapor barrier, the open vents brought in a lot of pests and rodents; it was filled with debris and no insulation. We took photos and met with the homeowner to discuss what would be the best options to transform this crawl space into a healthy environment. After working together on a game plan with them, they decided to move forward and schedule their project.
We began by removing all of the debris. There were some wooden posts that were damaged and we replaced them with our SmartJacks, which are our supplemental steel piers that are adjustable and help provide stable support and lift the sagging section back up. Since there was not much water in this crawl space installed our SmartDrain. This system alerts the homeowner of a possible leak with an audible alarm and will drain it into a drywell underneath the CleanSpace until it can be addressed. Next, we make sure all of the vents are sealed shut to prevent any outside air from entering as well as upgrading the exterior entrance by installing an Everlast Crawl Space entry which protects against pests and rodents. Our TerraBlock is placed onto the dirt floor creating an insulated barrier between the home and the earth that will block moisture from making its way up. Over top of the TerraBlock we installed our CleanSpace system which is a 20 mil thick liner that is placed between all of the footings and wooden posts as well as anchored into the foundation walls, up to the rim joists. Keeping the environment controlled is the most important part in ensuring this home is stable, so we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air as well as make sure that the home remains at a healthy relative humidity. To finish this project, we anchor our SilverGlo wall system into the foundation and this will help keep not only the crawl space but the entire home well insulated. With this massive transformation, these homeowners can have peace of mind that their crawl space is clean, healthy and stable.
