Crawl Space Repair Photo Album: Encapsulation and Structural Reinforcement of Crawl Space - Vancouver, WA
When crawl spaces are not professionally waterproofed, it is very common for water damage to occur. Water intrusion can cause various issues beneath your home, most of which can become very costly if not addressed. Structural damage to the components that support your home are exceedingly common when water intrusion is persistent, and if left in disrepair, can cause structural collapse over time. Additionally, wet crawl spaces pose significant health risks to families, as these damp, dark spaces beneath homes are excellent breeding grounds for mold and rodents. Because water intrusion and structural damage to crawl spaces are common burdens for homeowners, experts in the waterproofing industry have perfected a waterproofing system that is used widely across our country - the "Gold Standard" in crawl space waterproofing - Encapsulation. John's proudly offers the professional installation of this highly advanced and incredibly effective waterproofing system. Backed by over 50 years in this specialized industry, we are your leading local experts in crawl space repair, and we are dedicated to providing WOW service to all of our customers. We also specialize in structural repairs, enabling us to be your 1-stop-shop for both waterproofing and structural reinforcement, as these 2 issues frequently occur simultaneously.
A fully encapsulated crawl space is sealed entirely to prevent rodents, debris, and moisture from being able to enter the space. This ensures the area stays dry, and allows the air quality to be easily controlled, by a heavy-duty dehumidifier. Our professional-grade dehumidifiers run continuously to both clean and remove moisture, allergens, and toxins from the air, while preventing mold growth. Also installed inside of the crawl space is one of our heavy-duty Sump Pumps with a drain system, which will immediately pump all water intrusion away from the home via an underground discharge line. Each original exterior vent around the crawl space is sealed, and the original access door is replaced with one of our EverLast Access Doors. We insulate the space with TerraBlock along the dirt floor and spray foam along the foundation walls. We also seal the space by installing CleanSpace, a 20 mil thick vapor barrier with a woven fiber in it.
When homes also need structural reinforcement in their crawl space, our crews are equipped with the knowledge and experience to complete these repairs. Sagging subfloors are frequently discovered inside of crawl spaces, and can be evidenced by uneven or sloped floors inside of homes. In these instances, our crews install heavy-duty Steel Piers, known as SmartJacks. These Steel Piers replace original wooden piers that have rotted, or shifted out of place. SmartJacks offer superior subfloor support, compared to traditional wooden piers. They are "jacked up" until the overhead floor is once again level, and provide permanent reinforcement of the subfloor. The installation of Steel SmartJacks is very commonly done at the same time as an Encapsulation, and upon completion, immediately restores structural integrity to the home. Each of the Encapsulation components will work together, protecting this home and family from the devastating affects of water damage. With proper yearly maintenance, our Encapsulated crawl spaces have the potential to save homeowners up to 40% per year on energy costs - effectively paying for themselves both from a financial aspect, as well as by the protection of the health of your family, which can hold no numerical value.
