Crawl Space Repair Photo Album: Crawl Space Encapsulation - Portland, OR
John's proudly offers encapsulation to all homeowners who are seeking to dramatically upgrade the area beneath their home! This homeowner had tried to address their crawl space water issues on their own, but ultimately they would need professional help to get a solution put into place. Encapsulation waterproofs and seals the space entirely, preventing moisture, rodents, and debris from being able to enter, while also creating an ideal space where air quality can be easily controlled to protect the health of families. With proper yearly maintenance, our encapsulation system will last the life of the home.
We begin by removing all of the old and nasty debris from the space, wiping the slate clean to allow for seamless and efficient installation. When the space is clean and dry, our crew then installs a full drain system and a TripleSafe Sump Pump at the lowest point inside of the space. When water reaches the pump, it will be immediately expelled safely away from the home via an underground discharge line. Following this, 2 layers of ground coverings, to cover the entire dirt floor. The first layer, TerraBlock, creates a sturdy surface, while providing insulation. Directly on top of the TerraBlock, as well as up onto the foundation walls, we place our 20 Mil CleanSpace Vapor Barrier, preventing moisture from seeping in through the ground and walls. CleanSpace is bright and white - transforming crawl spaces into clean, welcoming areas that can be safely used as dry storage. It is also interlaced with carbon fibers, making it incredibly durable, and allowing it to come with a 25 year warranty against rips and tears. To maintain healthy air quality, a SaniDry Sedona Dehumidifier is installed which cleans and removes toxins, allergens, and moisture from the air, while preventing mold growth. Both the TripleSafe Sump Pump, as well as the SaniDry Sedona Dehumidifier are professional-grade machines and to keep these powered on, our Electrical Division installs a dedicated circuit for each. Next, our crew insulates the foundation walls, using SilverGlo Panels, which are double sided and waterproof. These advanced, and highly effective insulation panels reflect heat back into homes, to save families money on energy costs. Lastly, all original vents are sealed, and an EverLast Access Door is installed to replace the original door. Our EverLast Doors are made of rigid plastic that will never rot or discolor, and they shut completely - leaving no gaps around the edges to prevent rodents and debris from entering. Professional encapsulation is the Gold Standard in crawl space waterproofing, and that is because of its proven, long-lasting effectiveness and an impressive ability to protect homes and families from the devastating affects of water damage.
