Trapped air and moisture shouldn't mix, especially in a crawl space. When a plumbing leak occurred, it created high humidity levels beneath this home, which soon would have been a breeding ground for mold. Rodents had chewed through the raggedy, cheap plastic vapor barrier and made themselves at home in the insulation without the homeowners even realizing it. This musty, unhealthy air began rising into the living space, alerting the homeowners that something was very wrong. With an urgent call to John's, our team rushed over to assess the situation. We worked closely with the homeowners to develop the best plan to protect their home for years to come. They went with a full CleanSpace encapsulation to increase the longevity of their home, protect their family's health, and improve energy efficiency.
The crew first removed all debris and insulation, giving them a clean slate to work with. Because the crawl space did not suffer from heavy water intrusion, a SmartDrain sump pump was installed. SmartDrains are the perfect solution for crawl spaces without severe water issues, sounding off an alarm to the homeowners and catching water if another leak were to occur. Next, SilverGlo insulation panels were fastened to the foundation walls to reflect heat back into the space. Our TerraBlock insulation and CleanSpace vapor barrier were then installed across the floor to fully seal the space off from moisture. Once the crawl space was encapsulated, the humidity was addressed with the installation of a SaniDry Sedona, our bite-sized but powerful dehumidifier. Lastly, our crew replaced the rotten wooden exterior door with an EverLast crawl space door. Made from thick, durable plastic, it seals tightly to the foundation to keep water, air, debris, and rodents out. The homeowners were given peace of mind knowing they just invested in the long-term protection of their home!

The completed CleanSpace encapsulation product. Thick TerraBlock insulation and durable, puncture-resistant CleanSpace vapor barrier were installed across the crawl space floor. The CleanSpace was also wrapped around and overlapped along the support piers to protect the wood from moisture, prevent rot, and create a reliable barrier that rodents can't get through.
SilverGlo Wall
SilverGlo insulation is a foam panel attached to the foundation walls with waterproof tape. Tiny graphite particles, which make it silver and shiny, reflect heat into the crawl space and optimize energy efficiency.
SmartDrain
The SmartDrain is the ideal solution for crawl spaces and basements without major water issues. If a plumbing leak or unexpected water intrusion were to occur, homeowners will be alerted with a built-in alarm.
SaniDry Sedona
Our compact yet powerful SaniDry Sedona dehumidifier is perfectly fit for crawl spaces. Set to automatically maintain humidity at or below 55%, which helps prevent mold, wood rot, and excess moisture.
