This crawl space was not properly waterproofed, which had led to many years of repetitive ground water leaks beneath the home. This persistent moisture was slowly causing erosion of the soil supporting the foundation, which could eventually lead to significant issues. In order to avoid damage to the crawl space, subfloor, and foundation, as well as negative effects on his family's health, this homeowner called on John's for professionally waterproofing. Backed by over 50 years of experience in the waterproofing industry in the PNW, he felt confident in our ability to complete the work. We sent a Design Specialist to the home, and after a thorough inspection of the homes crawl space, he recommended waterproofing and sealing the space by way of a Full Encapsulation. A fully Encapsulated crawl space is waterproofed, sealed, and insulated using the highest quality crawl space repair components available.
To start, our expert crews removed all of the original debris inside of the crawl space, and made sure the entire area was dry. Next, they began installing the Encapsulation components, including 2 layers of advanced ground coverings: TerraBlock, to insulate, and CleanSpace to waterproof. The waterproof layer, our 20 Mil CleanSpace Vapor Barrier, is also attached directly onto the foundation walls, preventing leaks. These dual ground coverings create a sturdy surface, and transform the space into a clean, bright area that can be safely used for dry storage. To ensure adequate removal of all ground water below the TerraBlock and CleanSpace, we installed drainage with 2 SuperSump Pumps, pumping all collected ground water safely away from the home via an underground discharge line. Inside of an Encapsulated crawl space, it is tremendously important to keep the air quality clean, and moisture free to prevent the growth of mold and bacteria. For this purpose, we also installed a fully- automatic, professional-grade Dehumidifier, to clean the air, while maintaining a safe relative humidity that will prevent mold growth. To provide power to the Pumps, as well as the Dehumidifier, our Electrical Division installed dedicated circuits for the operation of each of these heavy-duty machines. To seal the exterior of the crawl space, our crew covered each original vent, and installed an EverLast Access Door in the place of the original access. Our EverLast Doors are made of rigid plastic that will never rot or discolor, and when shut, no gaps exist around the edges. Having a sealed access point into your crawl space is very important, to protect the Encapsulation components, as well as the health of the family inside of the home. The final step in an Encapsulation, is the installation of Spray Foam insulation onto the foundation walls. For this, our Spray Foam Specialist arrived, and sprayed on this highly-effective, closed-cell insulation, covering the foundation walls entirely, until every crevice and void was filled, and a 100% air-tight seal was achieved. With the crawl space of this home now professionally Encapsulated by the waterproofing experts here at John's, this family can expect yearly energy savings of up to 40%, and a warmer, cleaner, and healthier home thanks to the sealed area beneath their feet.
