Crawl Space Repair Photo Album: Returning Structural Integrity to the Subfloor - Beaverton, OR
This homeowner called on John's, in urgent need of structural repairs to the subfloor of his home. He reported that the interior floors of his home were bouncy, and many cracks had formed on interior walls throughout the home. We quickly sent out a Design Specialist to take a look. Upon thoroughly inspecting the homes crawl space, foundation, and subfloor, he found that 16 of the original subfloor posts were no longer supporting the weight of the home; either rotten, broken, or had shifted out of place. Additionally, one area of the subfloor lacked supportive posts entirely - all of this was reeking havoc on the structural integrity of the entire home. When the weight of a home is not properly supported, the entire structure is at risk of catastrophic damage and collapse. Instances like these are not a matter of "if", but "when" further damage will occur - immediate mediation of structural issues this severe is absolutely paramount in protecting the home, as well as the safety of the family living within.
For this job, we began by removing the existing debris inside of the crawl space, and then placed a drain system and sump pump with a fresh, 6 Mil Black Plastic Vapor Barrier. This will cover the entire dirt floor, and to prevent moisture from seeping into the space. We than began reinforcing the subfloor. First, we removed and replaced all of the failed, wooden posts, with heavy-duty Steel SmartJacks, and also installed SmartJacks in the area that lacked original posts. SmartJacks are "jacked-up", until the overhead floor is once again level, and they will remain in place to support the weight of the home. Thanks to their Steel composition, these specialized posts are resistant to rot, and offer far superior longevity and effectiveness, compared to the wooden counterparts.
