Crawl Space Repair Photo Album: The Great Dirt Hill - Neskowin, OR
Little did these homeowners know, their crawl space was hosting a huge exposed dirt hill under their house, and the old vapor barrier was past needing replacement. Our Design Specialist inspected the exterior and interior, discovering high humidity levels, mold, pests, and damp spots. They also noticed the foundation was unstable and the walls were beginning to crack. In desperate need to be fixed, the homeowners and Design Specialist came up with a plan and scheduled a day to start the project.
The crew began by leveling out the dirt pile, removing the old fiberglass, and debris from the crawl space. Next, we installed a Perf Pipe to the perimeter of the interior to collect any water and guide it to the lowest point of the area, where a brand new SuperSump sits. This heavy duty sump pump will take the collected water and pump it through an attached discharge line to exit the house. This waterproofing system will keep water moving carefully out and away of the home's foundation. For the wall insulation process, we put in SilverGlo. This reflective barrier will bring heat back in the crawl space, save energy, and work in any climate. To have the ultimate floor support, we begin to install the SmartJacks. A SmartJack is a steel high capacity post that is designed to stop settling and raise the sub floor back to where it originally was. The steel post is cut to the necessary size for the best fit and has an adjustable screw to jack up the floor at any point in time. We then started applying TerraBlock insulation on top of the dirt floors to keep out moisture and combat specific needs of the crawl space. The TerraBlock is extremely long lasting with a puncture resistant design and includes a vapor barrier for protection. Lining over the TerraBlock and sealing the base of the SmartJacks, we lay down the thick CleanSpace. This is a 20 mil white liner to secure the insulation and assist in protecting the crawl space from any moisture, humidity, or rodents. It gives a bright finish and can easily show off the mold free area. We continue with covering the exterior vents to block out any outside air, critters, or debris from entering. This will keep the crawl space clean and have lower humidity levels. Lastly, we finish with the cherry on top, the SaniDry Sedona. This dehumidifier is the most efficient high performance in the world that will keep dry and filtered air in the interior. It brings the humidity back to a safe level and damp odors will vanish. The homeowners can finally breathe again knowing their crawl space is healthy with no dirt hill beneath their home.
