Crawl Space Repair Photo Album: Standing Water Issue in Crawl Space - Eugene, OR
These homeowners were unsure what to do with their crawl space, as they had not dealt with it in years. They called John's Waterproofing to inspect the space and our Design Specialist arrived. They inspected the area and found rotting wood posts, high levels of humidity, fallen fiberglass, and signs of water damage. The homeowners never knew the extent of their crawl space problems and collaborated on a plan to fix the issues.
First, our crew began removing the debris and useless fiberglass inside to have a fresh start and then started our pipe, pump, plastic system. We installed a perf pipe around the perimeter of the area that will collect any water that enters and runs it to the lowest point of the crawl space. At this spot, we install our heavy duty sump pump, the SuperSump. The gathered water will drain into the SuperSump and pump it outside of the home through an attached discharge line. The water will exit the home a safe distance away. We also installed a SmartDrain in case of emergency. If any water does leak from the plumbing above, the SmartDrain will sound off an alarm and alert the owners. It includes a dry well to collect water for short term, until the owners can get the plumbing fixed. Before laying down the plastic vapor barrier, the crew began the process of installing SmartJacks. This high capacity steel pier is the ultimate floor support and will replace the rotting wood posts. First, a hole is excavated for each SmartJack and a structural stone footing is compacted in place. Next, we cut each post to size and install it under the sinking sub floors. The SmartJack has an adjustable screw that can jack up the floor and be easily adjusted in the future. The SmartJack will raise the floor back to where it originally was and be the greatest home stabilizer. Now, sealing the SmartJack's Base, we line the ground with a 6 Mil black plastic vapor barrier. Using mechanical fasteners, we attach the plastic to the foundation walls to keep it in place. Having this vapor barrier will help prevent water from rising. This home now is dry, stable, and healthy.

The crawl space was covered in falling and drooping fiberglass, creating higher humidity and attracting mold, dirt, and rodents.
Countless Pebbles
The ground of the crawl space was covered in rocks and pebbles to try to address standing water issue.
Rotting Wood Piers
The previous wood piers were rotting from water damage and were no longer supporting the foundation.
