Crawl Space Repair Photo Album: No Such Thing as a Lost Cause - Mount Angel, OR

This crawl space was in dire need of fixing. Mold ran rampant. Signs of pest and rodent intrusion were everywhere. A ripped vapor barrier, water-rotted support posts, and a damaged crawl space entry door left the homeowners worried their home was becoming a lost cause. To get an experts opinion, they contacted our office for a free inspection. After the inspection, we knew without a doubt that we could bring this crawl space back to health and save their home. The project started with the removal of all nasty debris below and Soda Blasting to eliminate and neutralize all existing and potential mold growth. A trench was dug along the interior perimeter, and a Perf Pipe was installed to send collected water to the sump pump. Two SuperSump Plus systems were installed in the lowest points of the crawl space to pump the excess water out and away from the home with a discharge line. A heavy-duty vent cover and a Turtl access door were installed to keep all pests, rodents, and unwanted outdoor air out of the crawl space for good. Our thick foam insulation, TerraBlock, was laid across the dirt floor. On top, CleanSpace, a 20-mil vapor barrier, ensured that no moisture could rise from the ground and into the space. For extra sealing protection and insulation, Spray Foam was applied along the foundation, air sealing the space. The final touch was the addition of a SaniDry Sedona dehumidifier to maintain relative humidity levels, prevent mold growth, and deliver healthier air throughout the home.

Damaged Crawl Space Entry

The crawl space entry door was showing severe water damage, with the wood slab on top badly rotted and deteriorated from prolonged moisture exposure.

Nasty Crawl Space

The crawl space was infiltrated with dirt, mold, and debris, with clear signs of water intrusion, leaving the space damp and dirty and creating an unhealthy environment beneath the home.

Rotted, Vulnerable Support Posts

The ripped vapor barrier had pulled away from the cement footing, leaving the support posts exposed to moisture. The bottom of the support post had suffered severe rot due to this, compromising the protection and stability of the home.

A Chew Toy for Rodents and Pests

Clear signs of rodent and pest intrusion left this wood beam chewed and damaged.

Fallen Fiberglass Insulation

The fiberglass insulation was falling from its proper placement, leaving it scattered throughout the crawl space and no longer providing the insulation it was supposed to.

Wrapped Footings

The footings were wrapped with CleanSpace, even lifter to insert the material between, sealing them off from moisture and helping create a cleaner, more protected crawl space.

Spray Foam

Spray Foam was applied along the foundation walls to add an extra layer of insulation while keeping outside air and moisture from making their way into the crawl space.

Sump Pump Placement

The SuperSump Plus sump pump was strategically placed at one of the lowest points in the crawl space, which allows it to collect water from the Perf Pipe and pump out excess water.

A fully encapsulated crawl space creates a clean, sealed, and reliable barrier against moisture, keeping the space protected and healthier year after year.
