Crawl Space Repair Photo Album: Crawl Space Encapsulation - Beaverton, OR
This crawl space was going through it. Fiberglass was drooping and falling, the vapor barrier was ripped and letting in moisture and dirt, water stains, and the humidity was through the roof, literally and figuratively. The humidity was so high, it was seeping into the house and warming it up way too much. Before wasting more money on energy bills, the homeowners scheduled an appointment with John's to find a solution and fix their crawl space. The Design Specialist arrived and had a thorough inspection to understand exactly what was happening and what was necessary for the encapsulation. Together, they talked it over and collaborated on a plan to save the house.
The crew arrived on the scheduled day and quickly got moving with the process. they began removing all old insulation and debris to have a clean start. Next, they installed a Perf Pipe around the perimeter of the interior that will collect all water that is inside and will drain it to the lowest point in the crawl space. That is where the brand new TripleSafe sump pump is located. The TripleSafe contains 3 pumps, able to handle any level of water and in case a power outage occurs, there is a battery back up! The collected water will go into the TripleSafe and be pumped out of the house, through an attached discharge line. Next we put TerraBlock on the dirt floors, insulating the space. This insulation is great for combatting specific needs of the crawl space and is puncture resistant. To keep the TerraBlock secure, we put CleanSpace on top. CleanSpace is a 20 mil white liner that will be a vapor barrier and assist in staying mold free, keeping rodents away, and presenting a bright sleek look. The exterior vents were letting in outside air, dirt, and moisture, so we put covers on them to prevent that from happening again. The walls were now in need of insulation, and the crew applied Spray Foam to fill every space and void to fully stop moisture from penetrating in. Spray Foam has an 100% air seal and is the best modern and durable choice for insulating foundation walls. The final step was to install the heavy duty SaniDry Sedona. This dehumidifier will keep the air dry and filtered, circulating clean air in the crawl space and the air that seeps into the home. The SaniDry will save energy and eliminate mold and moisture. The crew completed the full encapsulation and the owners couldn’t be more grateful. They now have a dry, safe, and healthy home!
Hanging Fiberglass
Fiberglass ages extremely quick and will let in more humidity and moisture than you think.
Mud Caked Vapor Barrier
The previous vapor barrier was letting in dirt and mold, when it should be separating the Earth from the house. It was time to make these changes for the state of the home.
TripleSafe
This is the heavy duty sump pump containing three pumps in the basin. The unwanted water will enter this and be pumped out of the home, a safe distance away.
CleanSpace
The white liner is the CleanSpace, protecting the crawl space from vapors and moisture. In the back, you see the Spray Foam insulating the foundation walls.
Encapsulated Crawl Space
This crawl space is now waterproofed, has healthy humidity levels, and is much cleaner than previously.
