Crawl Space Repair Photo Album: Transforming Flooded Crawl Space in Camas, WA

When a crawl space has standing water with no where it go, it causes humidity levels to rise and creates the perfect environment for rodents, mold and mildew. This crawl space showed signs of multiple flooding's that would evaporate over time and damage both the fiberglass insulation as well as the vapor barrier. A lot of the posts were exposed which are a cause for concern since concrete is porous and the wooden posts could rot as water wicked up through the footings. This issue was causing musty odors to make their way into the home, and so these homeowners reached out to us and scheduled their free visit. After inspecting the crawl space and creating a game plan that works for these homeowners, we began this project. First, since there was quite a lot of water intrusion we removed all of the debris along with the fiberglass insulation and damaged vapor barrier and did a dry out. For this we place a temporary sump pump with a fully installed discharge line to guide the water away from the homes foundation. Once dry, we dig a trench around the interior perimeter of the crawl space and install a 3 inch perforated pipe into a silt sock to create a direct passage for water to drain to the lowest point. At the low point we then install our TripleSafe sump pump. This system will collect all of the water that enters and will pump it outside of the home through the discharge line we installed during dry out.  We make sure to cover and seal all of the vents shut to prevent outside air from entering. On the dirt floor we then install our TerraBlock system which acts as ground insulation providing a barrier between the home and the earth. On top of the this, we install our 20 mil thick CleanSpace liner, which is also placed between each footing and wooden post to offer protection. This material is anchored into the foundation walls up to the rim joists and sealed securely with our heavy duty CleanSpace tape along each seam.  To keep the environment protected, we install our SaniDry Sedona. To finish, we then install our wall insulation, which is sprayed onto the foundation walls and expands, filling every crack and void providing the ultimate air tight seal. Now that this space is fully encapsulated, these homeowners will no longer have to worry about water intrusion or musty odors for years to come.
