Crawl Space Repair Photo Album: Unstable Below - Sweet Home, OR

Humidity was brewing underneath these homeowner's house so they scheduled an appointment with John's, unaware of what issues lurked below. Our design specialist arrived and gave a deep inspection to find a solution for this specific crawl space, but they found a huge structural issue that was unknown to the owners. The subfloors were sagging and the existing wood posts and foundation walls were not supporting the floor. If this problem continued to go unnoticed, the state of the house would become extremely unsafe and unstable. Together, they collaborated on a plan that would repair all of the damage and save the house.  The crew arrived and started removing all of the debris and dirt from the crawl space, giving it a fresh clean start. Following this, we installed a perforated pipe around the perimeter interior that will collect any water that enters. The pipe will lead to the lowest point of the area where the brand new SuperSump is located. This sump pump will take the gathered water and pump it out of the house through a connected discharge line. The sump pump is a necessary product to keep the crawl space waterproofed and dry. Next, we started the installation of the SmartJacks. A SmartJack is a high capacity steel pier that is set in the ground and is fastened to the subfloor. It will hold the floor up and has an adjustable screw to raise the floor back to where it originally was. The house is now stabilized and needing insulation. For the dirt floors, we applied TerraBlock to combat specific needs of the crawl space and is designed to be puncture resistant. Over this, we line the ground with CleanSpace, a 20 mil white liner. CleanSpace is the cherry on top when compared with other products and will assist in blocking out moisture, maintaining humidity, staying mold free, and present a bright sleek look. The ultimate vapor barrier will deter pests from entering the space and blocking out the outside air. Another product installed to keep outside air out is the EverLast Door. This product is an air sealed door that goes onto the exterior entry of the crawl space. Warm, moist, and cold air was previously welcomed inside through the open and exposed entry. Next, the crew put Spray Foam on the walls to insulate them and stop moisture from penetrating. Spray Foam is the modern wall insulation, that doesn't compare to the old, short term fiberglass. It fills every space and void and will last the lifetime of the house. The final step of this encapsulation was to install the SaniDry Sedona. This is a powerful dehumidifier that will save energy when keeping the air dry and filtered. The SaniDry will provide a healthy crawl space by maintaining the humidity at a safe level. The project was completed and John's Waterproofing fully encapsulated the crawl space. The homeowners were very happy with their service and now have a dry, stable, and healthy home!
