After smelling damp odors throughout their home, these homeowners knew it was time to call John's and schedule an appointment. We sent a Design Specialist over to give a thorough inspection and find out what was needed for this specific crawl space. The Design Specialist dove right in to find seas of unwanted water, fallen fiberglass, high levels of humidity, and water stains throughout the crawl space. The existing insulation and vapor barrier were not doing it's job and welcomed in more moisture and water. The exterior vents were also open and outside air took advantage of this entrance and swooped right in. Together, the owners and the Design Specialist collaborated on a plan best fit for this crawl space and decided on a date to complete this encapsulation.
Our crew arrived on the set date and got straight to work. They began by removing all debris, outdated fiberglass, and dirt from the crawl space to have a fresh start for the project. Next, we installed a Perforated Pipe around the interior perimeter that will collect any groundwater. This water will drain to the lowest point in the area where the brand new TripleSafe is located. This heavy duty sump pump contains three pumps in the basin, able to handle any level of water and has back up pumps in case of emergency. The TripleSafe will take the collected water and pump it outside of the house through an attached discharge line. The water will safely exit a far distance from the home. The next step is to lay TerraBlock on the dirt floors as insulation. TerraBlock is a durable, long lasting insulation. It includes a puncture resistant design and will protect the home from moisture. Securing the TerraBlock, we place CleanSpace on top, a thick 20 Mil white liner. The ultimate vapor barrier, CleanSpace will assist in lowering humidity, staying mold free, keeping away rodents, and giving the crawl space a bright sleek look. The exterior vents were needing to be closed, so we put in covers for each one to eliminate outside air from leeching through. The crawl space was completely closed off, so it was time to apply Spray Foam as a foundation wall insulation. Spray Foam will fill every gap and void, increasing effectiveness and performance and provides an 100% air seal. Finally, we installed the powerful SaniDry Sedona. This is a dehumidifier will save energy while circulating dry and filtered air in the crawl space. The humidity level will decrease back to a safe level and eliminate any foul odors. Our crew completed the encapsulation and the homeowners were thrilled to have a dry, healthy, and safe crawl space and leave the water at the beach, not in their home.
