These homeowners reached out to John's when they kept smelling a damp and musty odor, especially during the rainy season. This likely meant there was water intrusion in the crawl space. They scheduled their free visit and we went and thoroughly inspected the crawl space, finding signs of water intrusion as well as rodent activity. This homeowner had a dehumidifier that was not keeping up. After accessing all of the issues, we met with the homeowners to discuss options and create a plan that will effectively address all of the issues and create a dry, stable and healthy home. To start this project, we remove all of the debris in this space and then dig a trench around the interior perimeter of the crawl space. We install a 3 inch perforated pipe into a silt sock to create a secure passage for water to properly drain to the lowest point, then at this low point our TripleSafe Sump is installed. This system will collect all the water that enters and pump it outside of the home, through a discharge line. At the end of this discharge line we install our LawnScape Outlet, which is a grated drain that will keep debris out while allowing water to pass through. Next, we close and seal shut all of the vents to prevent outside air from entering the home. We then install our TerraBlock system. This material is designed to be installed on dirt floors and will act as ground insulation. Then, on top of the TerraBlock we install our 20 mil thick liner, CleanSpace. This material is also placed between each footing and wooden post as well as anchored into the foundation walls, up to the rim joists. To keep the environment controlled, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air all while keeping the home at a healthy relative humidity. Finally, this project is complete by installing our foam insulation. This is sprayed onto the foundation walls, up to the rim joists and will expand and fill every crack and void. Now, this complete encapsulation will keep the home protected from damp odors and water intrusion for years to come.
