Crawl Space Repair Photo Album: Transforming Crawl Space in Portland, OR
When a crawl space has water intrusion that is left without mitigation, it tends to create bigger issues. Things like high levels of moisture and humidity can easily create the perfect environment to foster mold growth, attract pests and rodents. These issues than lead to health issues for the homeowners and will cause wood rot, leading to structural integrity issues for the home itself. These homeowners reached out and scheduled their free visit to finally find a permanent solution to create a new crawl space. During this inspection, we took note of everything that we found, took photos and then went to meet with the homeowners to discuss the best options to transform their crawl space.
We start this project by removing all of the debris, vapor barrier and fiberglass insulation. Next, we address the wooden post that had a lot of water damage. We removed the post and replaced it with our SmartJack system which is our supplemental adjustable steel post. After, we dig a trench around the interior perimeter of the crawl space and in it we install a 3 inch perforated pipe into a silt sock to secure a safe passage for water to drain to the lowest point, where we then install our TripleSafe Sump. This will gather all of the water that enters and pump it outside of the home away from the foundation through a discharge line. Then, we make sure all the vents are sealed shut to prevent outside air from entering. To block moisture from making its way through the ground, we install our TerraBlock system that is designed to be installed in dirt floors. To fully seal and protect the crawl space we install our CleanSpace system which is a 20 mil thick liner that is placed between each post and footing as well as on top of the TerraBlock, up to the foundation walls and secured with our heavy duty CleanSpace tape. To keep the environment stable, we install our SaniDry Sedona dehumidifier that will eliminate damp and musty odors by drying and filtering the air and keep the space at a healthy relative humidity. Finally to finish this project, we install our insulation. This foam insulation is sprayed onto the foundation walls, up to the rim joists and as it expands, it fills every crack and void to create the ultimate airtight seal. Now, this crawl space is transformed and the homeowners will have peace of mind with a dry, healthy and stable home.
