Crawl Space Repair Photo Album: Professional Reinforcement of Homes Sagging Subfloor - Beaverton, OR
The main cause of a sagging subfloor is persistent moisture beneath a home within a crawl space that lacks proper waterproofing capabilities. When moisture builds up in crawl spaces, many structural components of the subfloor are threatened. However, these issues can be prevented by calling on your leading, local experts in all things crawl space here at John's! This homes crawl space was in need of structural reinforcement with post replacement as well as waterproofing. After a thorough inspection by our design specialist, and the homeowner agreeing to the solutions that were offered to her, our crews got right to work!
First, we cleaned out the entire crawl space, removing all debris and insulation. Next, 10 steel SmartJacks were installed to replace the rotten wooden posts that were no longer properly supporting the subfloor. SmartJacks are carefully adjusted by hand, until interior flooring is once again level, and weight is distributed evenly across the entire subfloor. Placement of our heavy-duty SmartJacks, immediately and permanently restores subfloor integrity, and should the need arise in the future for adjustments, our skilled service team can adjust each one. With the subfloor now reinforced, level, and sturdy, our crews began waterproofing the crawl space, using our Pipe, Pump, Plastic system. Our PPP system has been used for decades to protect homes from standing water damage. First, 3" Perforated Piping is placed into a shallow, narrow trench that is dug along the full interior perimeter. This piping will catch all ground water intrusion that flows beneath the home, and carry it to a TripleSafe Sump Pump installed at the lowest point. Once water reaches the TripleSafe, it will be expelled far away from the home via an underground discharge line. Worried about pump failure? With our TripleSafe Sump Pump System, homeowners never have to worry, as this is a professional-grade, 3-pump-in-1 System, where each pump is activated according to water volume, and the 3rd and final pump is fully battery-operated - ensuring functionality even in the event of a power outage. The final component of our PPP System, is a fresh, 6 ML Vapor Barrier, which is placed directly onto the dirt floor, and up onto the foundation walls, to prevent water from seeping in. John's professional Waterproofing and structural repairs are now complete, and this family can once again thrive in health and stability inside of their home!
