Crawl Space Repair Photo Album: A Crawl Space in Need up an Upgrade in Vancouver, WA
This new homeowner reached out to John's to schedule their free visit after seeing the state of the crawl space in the home they just purchased. It was damp and full of dirt and debris. We went out and thoroughly inspected this crawl space to find the best game plan to help transform this filthy crawl space into a healthy and dry one. We also discovered that a few of the posts were rotting, and unable to properly support the weight of the home. We went over the options and the homeowner ultimately decided that an encapsulation was the only way to go.
We began this project by removing the old damaged barrier and fiberglass insulation. We than replaced the damaged posts with SmartJacks. This is our adjustable steel post that provides stable support. Next we dig a trench around the interior perimeter to install a 3 inch perforated pipe into a silt sock. This pipe helps create a secure passage for water to drain to the lowest point, where we install our SuperSump Plus. This pump will collect all of the water that enters and pump it outside of the home through a discharge line. We make sure to cover all of the vents in the crawl space to prevent outside air from entering. Then, we install our TerraBlock onto the dirt floor. This 3/4 inch foam acts as an insulated barrier between the home and the earth. Each post is lifted from the footing to insert a piece of our CleanSpace system which will protect the wood from moisture. CleanSpace is our 20 Mil thick liner, and it is also placed overtop of the whole TerraBlock system and anchored into the foundation walls. To keep the environment controlled we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air and will keep the space at a healthy relative humidity. We finish by installing our foam insulation. This is sprayed along the foundation walls, up to the rim joists and it expands, which will fill every crack and void. With this encapsulation complete, this crawl space is completely transformed.
