Crawl Space Repair Photo Album: Crawl Space Encapsulation of Coastal Home - Yachats, OR
Many homes located near the Oregon Coast, suffer from persistent water intrusion into their crawl spaces. This is caused by the high concentration of moisture and ground water that is prevalent. Though water intrusion into crawl spaces is very frustrating for homeowners, it is nothing that John's can't handle. As the leading waterproofing experts across the PNW for over 50 years, our crews possess the specific knowledge and expertise that is needed to waterproof homes located in wet climates. During the free inspection with one of our design specialists, standing water was found, water staining on the foundation walls, and hanging subfloor insulation. Each of these findings suggested a crawl space that was crying out for help, and John's is always up for the task!
The first step in waterproofing any crawl space, is the removal of all debris, wiping the slate clean beneath the home. After completing the cleanout, we got straight to work on installing the "Gold Standard": a Full Encapsulation! Encapsulated crawl spaces are sealed, waterproofed, and insulated, offering protection of the home against water and rodent damage, while also reducing heat loss through cold interior flooring. First, a drain system with a TripleSafe sump pump is installed to collect and direct the water away from the homes foundation. Following this, two layers of ground coverings are laid down to insulate and waterproof: TerraBlock, followed by our CleanSpace vapor barrier. TerraBlock insulates the dirt floor, while CleanSpace waterproofs the ground, and is also attached onto the foundation walls to keep moisture out. Additionally, the foundation walls are covered with SilverGlo insulation paneling, which is double-sided and waterproof, saving homeowners on the cost of heating their homes by reflecting heat back into the walls. Next, a SaniDry Sedona dehumidifier is installed, to clean and filter the air, removing all allergens and toxins, while preventing the growth of mold. Installation of this professional-grade machine will ensure that all air entering the home through the crawl space will remain dry, clean, and healthy, supporting the overall well-being of the family. After each of these heavy-duty components are installed, all vents are sealed, and the access door is verified to be nice and snug around all edges - the encapsulation is complete! With simple yearly maintenance, the system will last the life of the home, while also increasing its resale value.
Standing Water Inside of Crawl Space
Standing water beneath homes is a serious issue, requiring immediate, professional intervention to preserve the structural integrity of the home.
Water Stain on Foundation Wall Beneath Vent
Water staining on foundation walls beneath vents indicates that water is flowing freely into the crawl space, and foundation wall damage will be imminent, unless professional mediation occurs.
Encapsulated Crawl Space!
John's professionally encapsulated crawl spaces are bright, welcoming, and most importantly - DRY!
SilverGlo Insulation Paneling
SilverGlo Insulation is installed directly onto foundation walls, to keep moisture out and reduce heat loss. All edges are sealed with Spray Foam, to ensure an air-tight seal.
TripleSafe Sump Pump
Our Electrical Division installed a new, dedicated circuit for the operation of this heavy-duty, 3-pump-in-1 machine, that will work around the clock, to protect the home, and encapsulation from water damage.
