Crawl Space Repair Photo Album: Nasty Crawl Space Transformation in Portland, OR
This homeowner reached out to John's and set up their free visit after finding water in their crawl space. This water was creating high levels of humidity and musty odors which created the perfect environment for rodents to thrive. Knowing this is not what they want for their home or their health, they had us come out and find them a permanent solution. We thoroughly inspected this crawl space and came up with the best options to create a dry, healthy and stable environment for this homeowner and their family. They decided an encapsulation was the best route to ensure long term protection, so we scheduled this project.
First by removing all of the debris, fiberglass insulation and old vapor barrier we are able to dig a trench around the interior perimeter and install our 3 inch perforated pipe into a silt sock in order to secure a passage to direct water to the lowest point, where we install our SuperSump Plus. This system will collect the water that enters and will pump it outside of the home through a discharge line. Next, we make sure all of the vents are covered and sealed shut to prevent outside elements from entering. To insulate the ground, we install our TerraBlock system which is designed to be installed on dirt floors. After which, we install our 20 mil thick liner CleanSpace directly on top of the TerraBlock, between each footing and post as well as anchor it into the foundation walls. This material will not only keep the crawl space protected from moisture, odors, mold and mildew, but will brighten up the crawl space thanks to its white finish. It is even manufactured with an anti-microbial material called UltraFresh that will prevent any unpleasant odors from penetrating and going up into the living area. In an encapsulated space, we want to keep the environment controlled, so we install our SaniDry Sedona. This is our dehumidifier that will eliminate damp and musty odors by drying and filtering the air all while maintaining a healthy relative humidity. To finish this full encapsulation we installed our foam insulation onto the foundation walls, up to the rim joists. This material expands as it is sprayed onto the walls to provide an airtight seal, filling every crack and void. Now that this project is complete, the homeowner can have peace of mind knowing that their crawl space is now dry, stable, and healthy for years to come.
