Crawl Space Repair Photo Album: Crawl Space Repair Experts to the Rescue! - Tualatin, OR
This crawl space was in bad shape, but nothing that your leading, local experts in all things crawl space, basement, and structural repairs here at John's couldn't handle! For over 50 years, we have specialized in the home waterproofing industry throughout the PNW, with thousands of satisfied customers who are now thriving inside of dry, clean, and stable homes. This particular crawl space had lacked professional waterproofing for many years, which had weakened the soil supporting the extreme weight of the home, leading to shifting, rotting, and cracking of subfloor framing, crawl space posts, and foundation walls. This created uneven interior flooring, and critical instability throughout the home. Simply put, this crawls pace was crying out for help. First, our Design Specialist completed a thorough, free inspection, and then explained his findings, offering professional, effective solutions. After listening to all proposed waterproofing and structural repair strategies, the homeowner wisely chose a combination of each of the absolute best solutions available: a full encapsulation of his crawl space, along with structural reinforcement of the rotten portions of the subfloor and repair and bonding of the cracked foundation walls.
On the day of this job, we began by cleaning out the entire crawl space, removing all debris, and wiping the slate clean beneath the home. Next, we repaired each and every crack in the foundation walls, by first filling them with our Crack Epoxy Injection, to bond all jagged edges together, followed by placement of our Carbon Fiber Stitching over the top of each crack. The combination of Crack Epoxy Injection, with over-laid Carbon Fiber Stitching, creates a firm, permanent hold that is 10 times stronger than steel, preventing worsening of the cracks, while immediately restoring structural integrity to the foundation walls. Next, we removed and replaced the rotten subfloor main support beam, with a new wooden beam, supported by six SmartJacks, to replace the original and rotten wooden posts. Combined installation of a new main support beam, and SmartJacks immediately restored even weight distribution throughout the entire subfloor, and returned all interior flooring back to level. With all structural reinforcement now complete, it was time to encapsulate. For this, we began by installing drainage and a sump pump. Following this, we lay down 2 layers of ground coverings: TerraBlock and CleanSpace. TerraBlock covers the entire dirt floor, providing insulation, followed by our 20 Mil CleanSpace vapor barrier, which is laid directly on top of the TerraBlock, as well as up onto the foundation walls, to keep moisture out. CleanSpace is bright, clean, and waterproof - dramatically transforming dark, dreary, and wet crawl spaces into pristine, welcoming areas that are conducive to both the health of the family, and structural longevity of the home. To maintain a safe relative humidity at all times a SaniDry Sedona Dehumidifier is installed, which will continuously clean and filter the air, removing all allergens and toxins, while preventing mold growth. Ensuring a clean air environment beneath the home, will also help keep the air inside of the home healthy, as 40% of interior air, comes from the crawl space. To insulate the foundation walls, SilverGlo Insulation Paneling was also installed inside of the space. SilverGlo Paneling is double-sided and waterproof, to keep moisture out, while also reflecting heat back into the home - offering generous yearly savings on energy costs and resulting in a more comfortable living space for the family. Finally, all crawl space vents were sealed, and the access door was verified by our waterproofing experts to be snug around all edges, preventing rodents from invading the space. This crawlspace experienced quite the dramatic transformation, brought to the homeowner by their leading, local experts in crawl space repair here at John's.
