Crawl Space Repair Photo Album: Crawl Space Waterproofing with Reinforcement of Foundation and Sagging Subfloor - Vancouver, WA
This homes foundation walls had cracked due to persistent hydrostatic pressure and ground water intrusion for many years. Water intrusion through the walls, had deteriorated the concrete significantly, while also eroding away at the strength of the soil that supported the weight of the home. This erosion caused shifting and cracking of the foundation walls, as well as rotting to some of the original wooden posts. Wet crawl spaces cause rapid damage to subfloor framing, leading to uneven weight distribution, which can be felt throughout the home in the form of sloped/bouncy interior flooring, sticky door frames, and cracks in sheetrock. This is where your leading, local experts in all things crawl space waterproofing and repair here at John's comes in! For over 50 years, our crews have been dramatically transforming crawl spaces, into dry, clean, and stable areas that are conducive to the longevity of homes, and the health and safety of families. This homeowner chose to have his crawl space waterproofed using our "Tried and True" budget friendly, Pipe, Pump, Plastic Waterproofing System, which has been successfully utilized for decades to protect homes from standing water damage.
When installing our PPP System, we begin by first cleaning out the entire crawl space, removing all debris, and ensuring the area is nice and dry. Next, we install our 3" Perforated Piping along the interior perimeter of the space, to catch all ground water intrusion, and route it immediately to a SuperSump Pump for expulsion far away from the home via an underground discharge line. After the Piping and Sump Pump are installed, we lay down our 6 Mil Plastic Vapor Barrier, to cover the entire dirt floor, and the foundation walls, to prevent water from seeping in. This simple, effective waterproofing system operates continuously, offering long-term protection to homes, giving families peace of mind. To reinforce this homes cracked foundation walls, we applied Carbon Fiber Stitching directly over top of the cracks, holding the edges together, and preventing them from worsening. Carbon Fiber Stitching is 10 times stronger than steel, and will permanently hold each of the cracks firmly together. As for the rotten crawl space posts, we removed and replaced each one with a Steel SmartJack - immediately and permanently restoring even weight-distribution throughout the length of the subfloor, while also returning interior flooring back to level, resulting in a more comfortable home. Backed by over half a century of specialized experience in the crawl space waterproofing and repair industry, John's is proud to be trusted by our customers to do things right the first time, with expert precision, saving homeowners both time and money.
Mud Around Base of Foundation Walls
Mud formation around the base of foundation walls is a serious issue, as this moisture erodes away at the strength of the walls, and the soil that supports them, while also damaging subfloor framing.
Steel SmartJack
Our crews removed and replaced each of the rotten subfloor posts, with one of our heavy-duty steel SmartJacks, which are carefully adjusted by hand until even weight-distribution is achieved throughout the subfloor, and all interior flooring is returned back to level.
SuperSump Pump
Our heavy-duty, professional-grade sump pumps operate behind the scenes, ensuring that all water intrusion is expelled far away from the home via an underground discharge line.
Dirty Crawl Space
Dirt on top of the vapor barrier, and fallen subfloor insulation are both indicators of moisture and water intrusion into the crawl space.
