Crawl Space Repair Photo Album: Installing SmartJacks in Vancouver, WA
These homeowners reached out to us because they noticed some parts of their floor was bouncing. They were also worried that the state of their crawl space was damaging the health and longevity of their home so they wanted to find a permanent solution that makes their home stable and secure for years to come. After going out to this home and thoroughly inspecting this crawl space we met with the homeowner and went over the best options to create a dry, healthy and stable home. They decided the best route for them was a full encapsulation with structural support added as needed.
This starts by removing all of the debris, fiberglass insulation and damaged vapor barrier. Since some of the wooden posts were rotted and others floating above the footing, we installed our SmartJack system. These are our supplemental adjustable steel posts that will provide long term support for this home. Next, we dig a trench around the interior perimeter of the crawl space and install our 3 inch perforated pipe into a silt sock. This creates a secure passage for any water that enters to be directed to the lowest point, where we then install our SuperSump Plus. This system collects the water and pumps it outside of the home through a discharge line, ensuring it is away from the foundation. We then make sure all of the vents are covered and sealed shut to prevent outside elements from entering. Our TerraBlock is placed directly on the dirt floor, this material acts as the insulated barrier between the home and the earth. Then, on top of the TerraBlock, between each post and footing and anchored into the foundation walls goes our 20 mil thick liner; CleanSpace. It is all then thoroughly sealed with our heavy duty CleanSpace tape. This product will not only keep this crawl space protected from moisture, rodents and mold but it also gives the crawl space a bright look thanks to its white finish. To keep the environment controlled, we install our SaniDry Sedona dehumidifier that will help eliminate damp and musty odors by drying and filtering the air all while keeping the space at a healthy relative humidity year round. To complete this project we apply our foam insulation. This is sprayed onto the foundation walls, up the rim joists and it expands, filling every crack and void, providing the ultimate air tight seal. Now that this crawl space is fully encapsulated, these homeowners can be worry free and know that their home is protected for years to come.
