Crawl Space Repair Photo Album: Huge Crawl Space Transformation - Portland, OR
This homeowner was experiencing extreme water issues in their crawl space and were worried it would start impacting the structural integrity of their home. Living in an area that has lots of heavy rainfall, they knew this would require a full encapsulation to keep the water out and called John's Waterproofing. We first needed to remove all the falling fiberglass insulation and the damaged vapor barrier. Then, we installed a drainage system with a perforated pipe which was installed along the interior perimeter of the crawl space. This helps to collect any water that tries to enter and offers a safe passageway for it to travel to the sump pump. A SuperSump Plus sump pump was installed that can take all the collected water and securely send it out of the crawl space and away from the homes foundation. Because this home was experiencing significant amounts of water, we also installed a drainage matt. This is a dimple matting that goes along the base of the crawl space to help guide any rising groundwater to the drainage system to be pumped out. Then, TerraBlock gets installed along the base. This is a thick insulation foam that seals the earth off from the crawl space and helps to protect against moisture. A new CleanSpace vapor barrier is installed along the base, up the foundation walls, and between the footing and wooden post to protect against water. This is made with thick woven fibers, making it tear-resistant, and keeps water from being able to seep over top into the crawl space. A SaniDry dehumidifier was installed to filter the air and pull any moisture and particles out. Lastly, Spray Foam was applied to the foundation walls as a final insulator and air sealant. Now, the crawl space will stay dry all year round no matter the heavy rainfall.
Before the Encapsulation.
Before the encapsulation was done this crawl space had been destroyed from water damage with a deteriorated vapor barrier and falling fiberglass insulation.
Standing Water in the Crawl Space.
Around the wooden posts, standing water was covering the base of the crawl space putting this crawl space at risk of mold growth and rotting the wood.
DrainMatt Installation.
DrainMatt is a dimple matting that helps guide water to the drainage system to be pushed out. It is sealed with thick waterproof tape and covered with TerraBlock insulation.
CleanSpace Vapor Barrier and Sump Pump.
The CleanSpace vapor barrier is installed along the base, up the foundation walls, and between the footing and wooden posts to protect and isolate against water.
Spray Foam Application.
Spray Foam is made of a material that expands to fit into every crack and crevice along the foundation walls to help insulate and air seal.
