Crawl Space Repair Photo Album: Encapsulating the Crawl Space - Clinton, WA
This homeowner had a long history with water seeping into their crawl space. Unsure of what to do to stop the water intrusion, they reached out to John's Waterproofing about what options they had to save their crawl space and their home. We informed them that a full encapsulation would be the best solution that would offer long-term protection against water. To begin we took out all the damaged fiberglass insulation and vapor barrier. They had significant water damage due to years of being soaked. Then, we installed a drainage system using a perforated pipe and a SuperSump Plus sump pump. These two systems work together to collect any water that tries to enter and can safely push it out of the crawl space and away from the homes foundation. Once the drainage system is installed, then we install TerraBlock. This is a thick insulation foam that goes along the base of the crawl space to separate the earth from the home. It helps control the environment and regulate the temperature in the crawl space and fight against high humidity. Over top of that, we install a CleanSpace vapor barrier. This is a 20 mil thick liner that protects from water seeping through. It is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect the entire space. This vapor barrier is backed by a 25 year warranty against rips and tears to ensure that no water or moisture will be able to get through. We also install a SaniDry dehumidifier that works to filter out the air from moisture and particles to promote a healthier breathing environment. Lastly, Spray Foam is applied along all the foundation walls to insulate and air seal the space. Now, once the full encapsulation is completed the homeowner won't have to worry about water seeping into their crawl space and causing structural damage to their home.
Before Encapsulation.
Before the encapsulation was done, this crawl space had significant water damage from a lack of drainage system and was covering the vapor barrier in dirt and debris.
Installing the Drainage System.
The drainage system involves installing a perforated pipe along the interior perimeter and connecting it to a SuperSump Plus sump pump to push the water away from the homes foundation.
CleanSpace Vapor Barrier.
The CleanSpace vapor barrier is a 20 mil thick liner made with woven fibers that protect the space from water seeping over top into the crawl space.
SuperSump Plus Sump Pump and SaniDry Dehumidifier.
The SuperSump Plus sump pump pushes water away from the homes foundation and the SaniDry is able to filter the air and pull moisture out.
