Crawl Space Repair Photo Album: Keep Water Out of the Crawl Space - Ridgefield, WA
This homeowner was experiencing water coming into their crawl space because the previous builder installed the low point for a drain too high for water to get out from. Because of this, there was lots of standing water in the crawl space and the homeowner wanted a quick solution to drain the water out. They called John's Waterproofing about their options and found that the Pipe Pump Plastic method would be the best for their situation. First, we needed to remove the previous damaged vapor barrier because it had water and debris covering it. Then, we installed a drainage system. This involves installing a perforated pipe along the interior perimeter of the crawl space that collects water that tries to enter and offers a safe passageway for it to exit out of. The pipe has holes and is placed in a silt sock to be able to collect any water that seeps in from the walls and from rising groundwater. This pipe connects to a SuperSump Plus sump pump. The sump pump is able to take gallons of that collected water and safely push it out of the crawl space and away from the homes foundation. Finally, we installed a new 6 mil vapor barrier to help guide moisture to the drainage system and protect the crawl space from water seeping over top of it. Each seam of the vapor barrier is overlapped to prevent standing water on top and it is placed along the base and up the foundation walls. We even install this liner between the concrete footing and wooden posts to isolate and protect them from being water damaged and rotting. Now, this homeowner doesn't have to worry about standing water in their crawl space and can enjoy the benefits of a dry home.
