After years of finalizing the steps, this homeowner decided it was time to build their dream home. They began the new construction build and realized that the crawl space started experiencing some water intrusions. Wanting to keep their home in the best condition, they wanted to get their crawl space encapsulated and ensure water damage wouldn't become an issue for them in the future. They reached out to John's Waterproofing and we got started. Because this was a new build, there wasn't any fiberglass insulation or debris to remove. There was a 6 mil vapor barrier that had sediment on it from where water was intruding and we removed this for a fresh start. Then, we installed a drainage system using a perforated pipe and two SuperSump Plus sump pumps. The perforated pipe goes along the interior perimeter of the crawl space and collects any water that tries to enter and offers a safe passageway for it to flow through. This pipe connects to the SuperSump Plus sump pump which takes all that collected water and can safely push it out and away from the homes foundation. This helps to control the water intrusion problem and next we would need to insulate. TerraBlock is a thick insulation foam that goes along the base of the space. Its puncture-resistant and seals the earth off from the home. By sealing the earth off, it helps the home become more energy efficient because the heating/cooling systems won't have to work as hard to keep up with the changing outdoor climates. For protection, we install a CleanSpace vapor barrier throughout the entire crawl space. This 20 mil thick liner is backed by a 25 year warranty against rips and tears to ensure everything that shouldn't be in the space will stay out. We install the CleanSpace on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against water seeping over. Two SaniDry dehumidifiers were installed to help circulate the air and pull out any moisture or particles. This helps promote better air quality in the living spaces. Once the process is completed with Spray Foam along the foundation walls, this new homeowner won't have to stress about water damage again.

The original vapor barrier was already covered in dirt and debris which can cause rips and tears, negating its purpose of keeping water from seeping through.
