Crawl Space Repair Photo Album: Restabilizing Homes with SmartJacks - Portland, OR
This home was experiencing water coming into their crawl space during the rainy seasons. Unsure of how much damage it was causing, they decided to have John's Waterproofing come out and take a look. Unfortunately, the water that was seeping through had been absorbed by the wooden posts supporting the home. This was causing the house to settle and be unsupported due to the wood deteriorating. We decided that a Pipe Pump Plastic system would be the best option to control the water issues aa well as adding SmartJacks in places where the home needed more support. To begin, we removed the original vapor barrier and fiberglass insulation. Then we installed a drainage system by laying a perforated pipe along the interior perimeter of the crawl space and connecting it to a SmartDrain. Then, we installed a new 6 mil vapor barrier along the base, up the foundation walls, and between the footing and wooden posts. Each seam of this vapor barrier gets overlapped to ensure water won't be able to seep over top of it and instead be guided to the drainage system. Once this system was fully installed and there was control of the water, we then installed 8 SmartJacks. These are steel adjustable piers that help to stabilize the home in places where the wooden posts no longer were. They are made of materials that won't rot or grow mold so they can last long-term to keep the home supported. After everything was installed, the homeowners felt safer knowing their crawl space would stay dry and healthy.

SmartJacks get installed by connecting them from the base of the crawl space to the wooden beams supporting the homes foundation.

Once the SmartJacks are installed, they are able to properly support the home to help avoid sagging sub-floors or homes settling.

With the SmartJacks supporting the home, the new 6 mil vapor barrier was installed to ensure the space can stay dry and healthy.
