Crawl Space Repair Photo Album: Flooding in the Crawl Space in Portland, OR
This homeowner noticed there was a musty odor in their home. After cleaning their entire house and still couldn't find the source of the smell, they realized it had to be coming from beneath their home. The homeowner went down into their crawl space and found that the entire space was flooded with water. Panicked, they reached out to John's Waterproofing to save their crawl space and their home. We suggested that a full encapsulation would be the best long-term option, sealing the crawl space off and keeping water out, but the homeowners weren't ready to commit to such a big project when they weren't expecting to. They opted for a more budget-friendly option and agreed to a Pipe Pump Plastic system until they were ready for the encapsulation. Because this crawl space had significant water flooding, before we could even begin to install the system we did a dry out. This is when we install temporary sump pumps to start getting some of that water drained and installed fans to dry out the space. Once the dry out was completed and we had gotten out most of the water, then we installed a drainage system. This involves installing a perforated pipe along the interior perimeter of the crawl space and connecting it to a SuperSump Plus sump pump. This sump pump is capable of controlling large amounts of water at a time and safely pushing it out and away from the homes foundation. Once the drainage system is installed and there is a safe passageway for the water to exit, then we installed a new vapor barrier. This 6 mil liner is overlapped at each seam to prevent water from seeping over top and into the crawl space. It is installed along the base, up the foundation walls, and between the footing and wooden posts. After the entire system is installed, water intrusion can be controlled and the homeowner can enjoy the benefits of a dry home without odors.
Destroyed Vapor Barrier.
On the hillside the original vapor barrier was completely torn and ripped up, therefore it wasn't able to cover the space and prevent water from seeping through.
Flooded Crawl Space.
On the low side, this crawl space had completely flooded up to the wooden posts which can cause wood rot and mold growth.
SuperSump Plus.
The SuperSump Plus sump pump is capable of keeping the crawl space dry by constantly pushing out water and sending it away from the homes foundation.
New Vapor Barrier.
A new 6 mil vapor barrier was installed that covers the entire base of the crawl space and protects the wooden posts so that water can't seep over top of it.
