Crawl Space Repair Photo Album: Crawl Space Disaster to Fully Encapsulated - Corvallis, OR
This homeowner was experiencing extreme flooding in their crawl space due to heavy rains. It would fill up with water and cause dirt and debris to be pushed in constantly. Afraid that the water would start impacting the structural integrity of their home, they decided to call John's Waterproofing about a solution. We recommended a full encapsulation as it would be the best long-term option at keeping the water out and protecting the home. First we removed the previous damaged vapor barrier and the fallen fiberglass insulation. Then, we installed a drainage system using a perforated pipe. This pipe goes along the interior perimeter of the crawl space and acts as a safe passageway for water to travel through and be sent to a TripleSafe sump pump. This three pump system is capable of taking all that collected water and securely pushing it out and away from the homes foundation. Once the drainage is installed and the crawl space will stay dry, then we install the TerraBlock insulation. TerraBlock is a thick insulation foam that goes along the base of the crawl space to seal the earth off from the home. It helps improve overall energy efficiency because the heating/cooling systems won't have to work as hard to keep up with the constant changing outdoor climates. Then, a new CleanSpace vapor barrier gets installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts. This prevents water from being able to seep through and cause damage. We install a SaniDry dehumidifier to pull excess moisture out of the air and improve the air quality. Lastly, Spray Foam is applied to the foundation walls as a final air sealant and insulator. Now, this homeowner feels safer knowing their crawl space will remain dry and healthy.
