Crawl Space Repair Photo Album: Tight Crawl Space Started Flooding - Vancouver, WA
This homeowner had concerns about their crawl space after noticing some musty odors in their home. They found that there was standing water in the crawl space and damage to their fiberglass insulation. Wanting a professional to fix this problem, they reached out to John's Waterproofing about fully encapsulating the space. Encapsulations involve sealing the crawl space off from the outside and regulating the environment to help prevent mold, wood rot, and damage to the structural integrity of the home. The first step is removing the damaged vapor barrier and taking out all the falling fiberglass insulation. Then, we install a drainage system using a perforated pipe. This pipe goes along the entire interior perimeter and acts as a safe passageway for water to be collected and flow through. It helps to prevent any kind of flooding because the pipe guides the water to a SuperSump Plus sump pump. The sump pump takes all the collected water and securely pushes it out of the crawl space and away from the homes foundation. Once the drainage system is installed and the crawl space will stay dry, then we install TerraBlock. This is a thick insulation foam that gets cut to fit perfectly along the base. It seals the crawl space off from the earth and helps promote energy efficiency in the home. On top of the TerraBlock, a CleanSpace vapor barrier gets installed. This durable vapor barrier is made with woven fibers that help to prevent water from seeping through. It is sealed with 4 inch thick waterproof tape and protects the walls and wooden posts from water damage. A SaniDry dehumidifier gets installed to filter the air and pull out any excess moisture or particles. The last step will be applying Spray Foam to the foundation walls as a final air sealant and insulator. Once the encapsulation is fully installed, this crawl space will remain dry and healthy so that no odors get into the living spaces.
Standing Water.
Standing water in the crawl space is the most obvious way to tell if there is a water issue. Over time, this water will evaporate into the air and be absorbed by the home's materials that can result in mold growth and wood rot.
Falling Fiberglass Insulation.
Once water is absorbed by the fiberglass insulation, it begins to deteriorate and fall from the sub-floor so that it can no longer properly insulate the home.
Cutting TerraBlock.
TerraBlock gets cut to fit perfectly along the crawl space floor so that it can seal the space off from the earth and help promote better energy efficiency.
CleanSpace Vapor Barrier.
CleanSpace gets installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to properly isolate and protect from water intrusion.
SuperSump and SaniDry.
The SuperSump Plus sump pump pushes water away from the homes foundation, while the SaniDry dehumidifier filters the air from moisture and particles.
